As a subconsultant, SI Engineering, P.C. (SIE) provided construction management services for this project. This project involved roof replacement of the Tompkins Houses development. SIE was responsible for ensuring the contractor work was performed as per plans and specifications and for QA/QC inspections.
The scope of work for this project included abatement, removal, and disposal of asbestos containing materials, as well as abatement of items adjacent to asbestos containing materials. Abatement of lead-based paint containing materials was also required at affected locations. Temporary roofing and flashing protection were provided at all asbestos abatement locations to prevent water infiltration, in addition to abatement, scraping, cleaning, and painting of all existing exterior metals to remain.
Roofing work under this contract included complete roofing replacement down to roof deck on upper roofs, lower roofs, and canopy roofs for eight (8) occupied apartment buildings, including roofs for bulkheads, a daycare, community centers, a boiler room, and a maintenance garage. Work also included reinstalling or replacing existing rooftop mechanical equipment (roof fans) as necessary. Temporary roofing was provided for exposed roof and brick, as well as for flashing and roofs, bulkheads, walls, and roof penetrations following asbestos abatement. The work also involved installation of new cold applied reinforced liquid insulated energy efficient roofing system, as well as patching and sealing all existing roof penetrations as required.
The project also involved bulkhead repair, including removing and providing new doors, frames, and panic hardware at bulkhead entrances; repairing interior concrete surfaces and masonry walls; and providing a stainless steel two-piece fascia system at bulkhead roofs, stairwell identification signs at all new doors, and fire-stopping at wall penetrations. Additional tasks included ancillary plumbing work related to the roof drainage systems and electrical work related to equipment located on the roof.
